We created this checklist for buyers to use during a showing or follow-up visit to capture observations and questions they have for their inspector, to ensure they can get the most value out of their home inspection. It is not intended to diagnose conditions or replace a professional inspection, simply record concerns and identify areas that need a closer evaluation.
We have found that a home inspection provides the most value when questions and concerns are identified early.
This worksheet is built to help buyers enter an inspection with clear priorities, making the process more focused and more useful. Instead of starting from scratch all around, the inspector can spend more time evaluating the areas that matter most to the buyer.
It is also helpful to understand the purpose of an inspection. Inspections are about understanding current conditions — not passing or failing a home. The inspection report provides information so buyers can make informed decisions about the property and the responsibilities that come with owning it.
